Building Maintenance expert reveals five crucial tasks to complete before first snowfall

Canada, 23rd Oct 2025 – A building maintenance specialist has revealed the five most important tasks property owners need to complete now to protect their buildings from winter damage.

As Canada braces for another harsh winter, property owners are being urged to act now to prevent costly cold-weather damage.

According to Ranjit Takhar at Evergreen Building Maintenance, the period between late October and the first major snowfall is the ideal time to prepare buildings for freezing temperatures, snow loads, and moisture buildup.

“With the first snowfall around the corner, now is the time to inspect your property and address potential vulnerabilities,” Ranjit said. “Spending a little time on prevention now can save thousands in repairs later.”

Here are the five most important pre-winter maintenance tasks property owners should complete before the snow flies.

1. Clear and Inspect Roofs, Gutters, and Drainage Systems

Your roof is the first line of defense against snow, ice, and melting water — but it’s also one of the most overlooked areas when preparing for winter. Debris buildup in gutters, scuppers, and downspouts is one of the most common causes of ice damming, water pooling, and interior leaks once temperatures dip below zero.

“Most winter roof problems come down to poor drainage and heat loss,” Ranjit explained. “Even a small amount of debris can block water flow on flat or low-slope roofs, while inadequate attic insulation or ventilation can cause ice dams on sloped ones. Ensuring clean gutters, clear roof drains, and proper attic airflow — typically with insulation rated R-30 or higher — helps maintain an even roof temperature and prevents costly freeze damage.”

Quick fixes:

  • Remove debris from gutters, scuppers, and downspouts.
  • Check flat roofs for standing water and ensure drains are clear.
  • Replace damaged or missing shingles or roofing membranes.
  • Inspect flashing around HVAC units, chimneys, and vents for gaps or cracks.
  • Verify attic insulation and ventilation systems are adequate and unobstructed.

2. Seal Foundation Cracks

Freeze-thaw cycles can turn small foundation cracks into major structural issues. Water that seeps in before the freeze expands, widening cracks and compromising walls or slabs.

“If you see even a hairline crack, seal it before temperatures drop,” Ranjit advised.

Quick fixes:

  • Fill visible cracks with waterproof sealant.
  • Regrade soil to slope away from the building.
  • Extend downspouts two meters or more from the foundation.

3. Keep Storm Drains and Grates Clear

Blocked storm drains are a hidden danger during both snowmelt and heavy rain. When water has nowhere to go, it floods parking areas, loading docks, and even basements.

“Clearing storm grates is one of those five-minute jobs that prevents thousands in damage,” said Ranjit.

Quick fixes:

  • Clear leaves and litter from grates and catch basins.
  • Test sump pumps and ensure backup power sources work.
  • Redirect water runoff toward landscaped or drainage areas.

4. Test Heating Systems and Ventilation

Heating systems work hardest during the first cold snap. A pre-season check helps ensure comfort, efficiency, and safety — especially in older commercial buildings.

“Clogged vents or filters can restrict airflow and cause overheating or moisture buildup,” Ranjit noted.

Quick fixes:

  • Replace HVAC and furnace filters.
  • Check vents for lint, nests, or debris.
  • Have a certified technician inspect burners, belts, and motors.

Energy tip: A clean system can improve efficiency by up to 15%, lowering heating bills over the winter months.

5. Shut Off and Drain Outdoor Water Lines

Frozen pipes are one of the most expensive winter emergencies — and one of the easiest to prevent.

“Turning off and draining outdoor lines is simple,” said Ranjit. “Once water freezes inside, the pipe expands and bursts — and the damage can spread indoors fast.”

Quick fixes:

  • Shut off outdoor faucets and irrigation systems.
  • Drain all exterior and low-point lines.
  • Wrap exposed pipes near exterior walls with insulation sleeves.

Smart tip: The City of Calgary recommends installing smart thermostats that connect to smartphones for real-time temperature monitoring. These devices can alert you if temperatures drop too low — a sign that pipes may be at risk of freezing.

Commercial Buildings: Higher Stakes, Bigger Risks

Commercial and multi-tenant buildings face all the same winter challenges — just multiplied by size and complexity.
Ranjit recommends professional inspections of HVAC systems, roof structures, and drainage systems every fall to prevent interruptions and liability issues.

“A small leak in a commercial roof can shut down operations or damage equipment,” he said. “Preventative maintenance is always cheaper than an emergency call.”
