Related Rentals Tenant Files Habitability Complaint Over Persistent Sewage Backup at Van Nuys Apartments

United States, 1st Apr 2026 — A tenant at the Van Nuys Apartments in downtown Los Angeles has filed a formal habitability complaint, citing ongoing and unresolved plumbing issues that have allegedly caused foul odors and unsanitary conditions in her unit.

According to the complaint, the tenant reports that whenever a neighboring unit uses their garbage disposal, contaminated water backs up into her kitchen sink. The issue has allegedly persisted throughout her tenancy, leaving standing, dirty water and a strong odor described as resembling human waste.

“This has been an ongoing issue,” the tenant stated. “I’ve tried everything—air fresheners, Fabuloso—but nothing works. It’s nerve-wracking going to sleep with stagnant water in your sink, not knowing if it will overflow during the night.”

The tenant claims the recurring backups have created both a health concern and a significant disruption to daily living. 

She has reportedly contacted multiple city and state agencies in an effort to secure a permanent resolution to what she describes as a continuing plumbing failure.

Local housing authorities typically require landlords to maintain plumbing systems in good working order under California habitability standards. It remains unclear what actions, if any, property management has taken to address the complaint.

The tenant is seeking prompt repairs and accountability to ensure safe and sanitary living conditions.
